06/03/2009 Wallonia has a shortage of crossdocking distribution centres
Everyone agrees that Wallonia is an excellent place for logistics, located as it is at the heart of the "European logistics banana" that stretches from northern Spain to Britain. Our region is therefore very attractive to investors in the sector (low rents, proximity to production and consumption areas…etc.). Also, the growth of the logistics market has obviously generated the expansion of buildings, ever higher and larger. Yet despite its good performance in this area, the Walloon region still has great potential for investment and growth in logistic real estate. Indeed, the construction of cross-docking distribution centres is still surprisingly lagging behind, and no property developer seems to have decided to invest in them… so far. Many companies in Liège are located in offices situated in houses and buildings that have more of a residential profile. The problem : these offices are often outdated and inappropriate for a truly professional environment. By means of this new study, DataQuest (the Study and Research department of ImmoQuest) wishes to launch an idea for wise investment : converting these aging spaces and relocating the displaced activities into purpose-built constructions. Even if the supply of modern offices is still insufficient in Liège, several projects are underway and appear to represent great economic opportunities, notably because they meet the more stringent current norms in terms of energy consumption set by the Walloon region under the PEB directive (Energy Performance of Buildings) of the European Union. The calculation is also interesting because the price of maisons de maître (elegant, old terraced townhouses) has remained high in Liège (even though it is more accessible than the markets in Brussels and Namur) because they are very sought after, especially in the city centre – which has been benefiting from a rural exodus (especially 45-55 years)...pdf QuestStudy : Opt for a modern office in Liège

DataQuest has decided to study the port themes because the transport systems are nowadays under a great pressure. Result? We can see among others a big congestion of the sea ports resulting from the increase of the world container traffic. A solution must be found. It is thus to make an optimal use of the existing transports possible that the European Commission has studied the different possibilities of “co-modality” to assure a financial and environmental sustainable development. “Co-modality” means the efficient use of the different means of transport, are they used alone or within the framework of a multimodal integration in the European transport system, in order to provide an optimal and sustainable use of the resources. So the European Commission supports the sea and river transport for the long distances. There is thus a real opportunity for the transporters to adapt to the evolutions of the means of transport. Sunlight is an energy that is available throughout the world. This energy is supplied by the sun, and far exceeds the necessary needs of the planet. However, solar energy cannot be used directly, so photovoltaic technology allows the production of electricity from sunlight. Photovoltaic refers to the direct transformation of the sun's rays into electrical energy by means of solar cells that are usually made of silicon. Energy consumption is increasing throughout Europe, and faced with this observation the European Union is promoting 'green' investments. This encouragement translates into different financial commitments (indirect taxation, targeted grants...etc.). 03/12/2007 QuestStudy: EuroCarex: The TGV-Freight Airports in Europe
This first QuestStudy is entitled "EuroCarex: The TGV-Freight Airports in Europe". DataQuest, the Department of Consulting & Research of Immoquest provides a perspective on the creation of a TGV-Freight network and its impact on corporate real estate in the airport zone of Liège. The Liège Airport has become a founding member of the Roissy CAREX (standing for Cargo Rail Express) association, which launched a project called EURO CAREX. This project seeks to create a network of intermodal air-rail freight services within a radius of 800 kilometres from Roissy Airport. Liège Airport thus wants to add to its attractiveness as a logistics provider arising from its geo-strategic position by making available competitive infrastructures and involving areas of extension that are still not being used. With this study, Dataquest demonstrates the economic potential that the airport platform of Liège can generate. In its 23 points, the study brings together and juxtaposes the various developments located around this platform in such a way as to demonstrate the synergies and existing partnerships between local actors. Just about €220 million have been invested in the area adjacent to Liège Airport. This report also places the future TGV-Freight platform of Liège Airport within the European context. Our approach is completely new: we have focused on future development of the site.
